Homebuyer checklist

Things to think about before you offer on a property – from money and costs to viewings, surveys and moving day.

1. Money and costs

  • ✔ Deposit saved (and where it’s coming from is clear).
  • ✔ Rough budget agreed – including a limit you will not go over.
  • ✔ Decision in principle (AIP) from a lender or broker.
  • ✔ Stamp duty checked for your price, location and buyer status.
  • ✔ Ball-park figures for solicitor, survey and moving costs.

2. Before and during viewings

  • ✔ Check how long the property has been on the market and why the seller is moving.
  • ✔ Look for obvious issues – damp, mould, large cracks, wonky floors or strong smells.
  • ✔ Ask how old the boiler, roof and windows are and if they’ve been serviced.
  • ✔ Visit at different times of day if you can (traffic, noise, parking, light).
  • ✔ Test taps, lights, windows and doors where appropriate.

3. The legal side

  • ✔ Choose a conveyancer or solicitor and get a quote in writing.
  • ✔ Understand freehold vs leasehold and the basic terms (years left, ground rent, service charges).
  • ✔ Be clear on what is included in the sale (fixtures, white goods, sheds, etc.).
  • ✔ Read key documents your solicitor sends and ask questions if anything is unclear.

4. Surveys and checks

  • ✔ Decide what level of survey you want (valuation, homebuyer report, full structural).
  • ✔ Check the surveyor’s comments on damp, movement, roofs and electrics.
  • ✔ Factor recommended repairs into your budget and any price negotiations.

5. Before you exchange contracts

  • ✔ Buildings insurance lined up for the exchange date (often required by the lender).
  • ✔ Final mortgage offer in place and checked for correct details.
  • ✔ You understand the key dates – exchange, completion and when you get the keys.

6. Moving day basics

  • ✔ Meter readings recorded and sent to energy suppliers.
  • ✔ Redirected post or updated addresses for banks and important accounts.
  • ✔ Basic safety check – doors, windows, locks, smoke alarms and carbon monoxide alarms.
